Or: How I went from drowning in admin to building a business I love (and want to help you do the same)
Let me tell you how this all started…..
A few years ago, I was exactly where you might be right now: excited about my Airbnb business, convinced this was the path to financial freedom, and absolutely buried under admin work I didn’t see coming.
The listings were live. The bookings were coming in. And I was drowning.
The Reality Nobody Talks About
Everyone tells you about the passive income. The freedom. The lifestyle.
Nobody mentions the 11pm guest messages. The pricing spreadsheets that make your head hurt. The cleaning coordination nightmares. The sinking feeling when you realise you’ve been charging the same rate all year while your competitors adjust daily.
I remember sitting at my laptop one evening—supposed to be “relaxing”—manually updating prices across three platforms, responding to booking enquiries, coordinating a last-minute cleaner change, and thinking: This is not passive income. This is a second job!
Something had to change.
Enter Guesty (And a Lot of Trial and Error)
I discovered Guesty the way most people do: desperately Googling “how to automate Airbnb management” at midnight.
The platform promised to solve everything. It did not.
Because here’s what nobody tells you about property management software: it only works if you actually know how to use it properly. And “properly” isn’t just following the setup wizard or the platform’s online onboarding process.
I spent months breaking things, fixing things, building automations that created more work than they saved, and slowly—very slowly—figuring out what actually worked.
The pricing rules that made sense. The messaging templates that didn’t sound like robots. The cleaning coordination that actually coordinated. The revenue tracking that showed me where I was winning (and more importantly, where I was losing).
Eventually, my business started running itself. Not completely, obviously. But close enough that I had my evenings back. Close enough that I stopped waking up anxious about what I’d missed. Close enough that I actually enjoyed this business again.
Then Other Hosts Started Asking Questions
“How did you set up your pricing?”
“What’s your commission structure?”
“Can you look at my Guesty setup?”
“Why is my occupancy so rubbish in November?”
At first, I’d just share what worked for me. Quick advice over coffee. A pricing spreadsheet I’d built. Tips on automation.
But then I started noticing patterns.
Most hosts had the same problems I’d had:
- Pricing that was either too flat or changed so often it made no sense
- Commission structures that looked fine until you did the actual maths
- Guesty setups that used about 20% of what the platform could do
- Hours spent on tasks that could be automated in minutes
- Revenue that felt okay but could clearly be better
And I realised: I’d spent years figuring this stuff out the hard way. I could save other people that time.
So Here We Are
This business exists because I got tired of watching hosts struggle with the same problems I’d already solved.
I’m not here to sell you a course or promise overnight success or claim I’ve got some secret formula.
What I’ve got is this: years of making mistakes on my own business, a slightly obsessive knowledge of Guesty, and a genuine interest in making your business more profitable with less effort.
What This Actually Looks Like

P.S. – Yes, I still manage my own business. Yes, I still test everything on them first. And yes, I still occasionally break things in Guesty and have to fix them at 10pm. The difference is now I know how to fix them in 10 minutes instead of 3 hours.
